Any reservation for less than 6 nights will be assed a cleaning fee based on the size of the home: 3 Bed $75, 4 Bed $85, 5 Bed $105, 6 bed $125, 7 Bed $150

Pricing:

We will endeavor to keep the prices as they are listed, however all prices are subject to confirmation at the time of reservation and do not include tax.

Low Season: January, September and December

Mid Season: February, March, April, May, October, November

Summer: June July and August (Memorial Day to Labor Day)

Holiday: Spring Break, Christmas and New Years

Pool and/or spa heat

Pool and/or spa heat is $35 per day plus tax. Minimum charge is $140.

Pools and spa's are all are on timers, they will normally run 10-12 hours a day. The pools and spa's will heat to approximately 85 degrees during normal operation. You are not to fiddle with the pool equipment. During cold spells the equipment will not work, no refunds will be issued for weather related problems.

Refunds and Cancellations

We will refund your deposit less a $50 administrative fee if you cancel more than 45 days prior to your arrival. if you cancel within 45 days of your arrival, any refund is at the discretion of the property manager or owner, we will refund to you anything that is refunded to us less our administrative fee. Reservations

By submitting our reservation form you agree to these terms and conditions and authorize Orlando's Finest Vacation Homes to charge the credit card number you provide all fee's and expenses associated with your rental, these charge include but are not limited to the deposit, the rental, any associated costs such as phone useage, pool/spa heat, grille rental and any damage caused by your occupancy.

Security Deposit Charges:

1. Damage To Property: Including but not limited to stains on carpet & furnishings. Homes left exceptionally dirty, trash not removed and placed in the appropriate container will be charged extra cleaning fee's. You are expected to treat these home with respect and leave them in the same condition when you arrived, dishes put away, trash out etc... You do not need to clean the home, our crews will do that.

2. Loss Of Property: Including but not limited to linens & towels.

3. Trash Removal: All remaining trash is to be BAGGED and placed in the garage at departure. There are two trash collection days each week. It is YOUR RESPONSIBILITY to set out the trash for collection. Failure to do so will result in excessive trash build-up for which there is a $50 charge.

4. Unauthorized Pets: Ejection from Property and no refund will be given. Unless pre-authorized by the owner. A $200 pet fee is required to accommodate the additional cleaning.

5. Smoking In The House: Ejection from property and no refund will be given.

6. Occupancy Number: if the number of occupants exceeds the occupancy limit of the home, you will be ejected and no refund will be given.

7. Tampering With Locked Closets Or Pool Equipment

8. Time Of Departure: Checkout time is 10:00 AM. Unauthorized late checkouts will be charged up to a night’s rental. PLEASE CALL AND ASK!

9. Tampering With Pool And Smoke Alarms: is a violation of Florida law with up to a $200 fine.

10. Placement Of Furnishings: All furniture is to be left in or returned to its original location at departure. Failure to do so will result in a $50 fine.

11. Cancellation Policy: Reservations can be cancelled for a full refund of the $250 deposit less a $50 administrative fee, up to 45 days prior to arrival. Reservations cancelled within 45 days of arrival will forfeit all monies paid unless the property can be rebooked at the same rates and terms. There are no refunds for late arrivals or early departures. Large specialty homes are not normally refundable under any circumstances.

Liability: Neither Orlando's Finest Vacation Homes, LLC, its property owners or managers, it's agents or employees shall be held liable for injuries resulting from use of the rented properties, including but not limited to the swimming pool. Guests are not allowed to let children swim unattended. This agreement is binding on all occupants
